- A prior claim or a lapse in coverage that a preferred market will not look past.
- A rental, seasonal, secondary, or vacant dwelling.
- A manufactured home, non-salvaged.
- A trust, LLC, or estate on the deed.
- An older home that is well kept but does not fit a preferred box.
When to pause
Some risks are outside appetite no matter the program. Homes in genuinely poor condition, active hazards, and open claims are the usual stops. If the only problem is a single factor a standard carrier would not bend on, that is not a stop. That is exactly the risk to send.
